CO-OPERATING BROKER PROGRAM AND GUIDELINES
By registering your clients through the Co-Operating Broker Program with Bosa Development, you and your client can benefit from the professional marketing program offered by Andia. For each client that you register and are approved, you will be listed in the Andia database as the assigned Broker for 120 days from the registration date of the client. You will then be assigned a Sales Advisor who will act as your guide. They will work with your client directly ensuring they receive information as soon as it is released and of course
involve you as much or as little as you like.
All registrations will be subject to the following guidelines:
- Complete contact information for each client must be provided to be registered for assignment in our database using the Andia Broker Client Registration Form. This form must be signed by both the client and Broker. Client information must include their full name, address, e-mail and phone number.
- Form must be completed, signed and confirmed by Andia prior to client engaging with Andia to be valid. Form can be submitted via email to an Andia sales team member or preferably in person with your client during their first visit.
- We will verify if there is any conflict in our database and, assuming the referral has not been previously registered, our aim is to confirm within two (2) business days. More often than not, there is no conflict, and the client will be registered.
- Each valid registered client and Broker will be assigned to an Andia Sales Advisor and entered into the database, with the Broker’s name being assigned to the record for 120 days from the registration date of the client. In the event the Broker is not on-site when the registration is made, the assigned Sales Advisor will be required to establish contact with the Broker to discuss helpful background information on the prospect.
- Once a client is registered and confirmed by Andia you will earn a commission of 2.5% of Net Purchase Price, subject to following:
- Period of not more than 120 days has passed since the registration date of the client.
- Andia Purchase Agreement and Escrow Instructions must be fully executed by both Buyer and Seller.
- Andia Broker Commission Agreement must be fully executed between you and Bosa Development
- Escrow must close. The commission will not be earned or paid if the close of escrow does not occur for any reason, including a default by Seller
CO-OPERATING BROKER PROGRAM MARKETING GUIDELINES
We value Broker’s existing relationships and those relationships that the Broker develops in their normal course of doing business as a resale agent. Our objective is to make it easy for you to market our project to your existing database. This is done through Andia providing you approved high quality marketing collateral, project logo, renderings, images and language regarding the project. As a part of our program we require that you follow these guidelines when working with us on the project.
- Information that is made available to the public through agents marketing tools such as but not limited to website, videos or printed materials must be accurate. In the event there is inaccurate information you will be required to update or delete such information at our request with 24 hours’ notice. We always recommend involving us earlier than later in the creation of your
marketing tools to verify accuracy.
- Use by Brokers of promotional materials such as project logo, renderings, images, floor plans or language must be approved in advance of being made available to the public by Bosa Development and Rennie Group. DRE# 02248150 and must visibly display on agents’ material the disclaimer “Broker is not a direct representative of Bosa Development (Andia) LP, a California limited partnership. Bosa Development is not liable for any modification or misrepresentation of the product offering.”
- Project specific websites will not be permitted but you may use the promotional materials as provided and approved by Bosa
